Water Heater Repair in Greenville, SC

Repair or replace by age and symptom, safe checks for gas and electric tanks, how to read your tank's age, sourced Greenville costs, and permits.

Repair or replace? If the tank itself is leaking, replace it; tanks can't be patched. If the tank is dry and under about 8–10 years old, a part repair (thermostat, heating element, gas valve, thermocouple, igniter) usually makes sense. Over about 10–12 years, compare the repair price with a replacement. In Greenville, tankless repairs run $146–$864 (HomeAdvisor, 2026). Call the number above to reach a local plumber.

Common problems and likely fixes

Electric tanks

  • No hot water at all: tripped breaker, or the high-limit reset button on the thermostat tripped. If it trips again, a failed element or thermostat is likely.
  • Lukewarm water: one of the two heating elements (usually the lower one) has burned out.
  • Element failure after the water was off: an element that runs in an empty tank burns out fast. That's why you switch off the breaker when the water is shut off.

Gas tanks

  • Pilot won't stay lit: often a worn thermocouple or flame sensor, a fairly inexpensive part.
  • No ignition on newer models: an igniter or control-valve problem.
  • Soot, a yellow flame, or a burning smell: a venting or combustion problem. Turn the unit off and call. Don't run it.

Safe checks before you call

Step-by-step checks by fuel type are in our no hot water guide; for a tank with water around it, see water heater leaking.

  • Electric: look at the breaker panel. If the water heater breaker tripped, reset it once. If it trips again, leave it off and call.
  • Gas: look through the sight glass for the pilot or burner. If the pilot is out and there's no gas smell, you can follow the relight instructions on the tank label. If you smell gas, leave the house and call 911.
  • Check the thermostat setting (around 120°F is the usual recommendation for safety and efficiency).
  • Look for water at the base and around the pipes on top, and note where it's coming from.
Don't touch the relief (T&P) valve if it's releasing hot water or steam. That valve is doing its job: the tank is over pressure or temperature. Turn off the heater's power or gas, shut the cold-water inlet valve, and call.

How old is my water heater?

The manufacture date is coded into the serial number on the rating label. Most brands use the first few characters: often a letter for the month (A = January, B = February…) followed by two digits for the year, or a four-digit year-and-week code. Brands differ, so if the code isn't obvious, search the brand name with "serial number date". Also note the warranty length printed on the label; tanks often last close to it.

Many Upstate homes built in the 2010s still have their original builder tank. In Fountain Inn, about 38% of homes were built in 2010 or later, and in Greer about 34% (Census ACS 2020–2024), so a lot of those tanks are now 10–15 years old.

Greenville's soft water: what it means for your tank

Greenville Water is soft, about 5–7 mg/L hardness in 2026 on the utility's own reports, so heavy mineral scale is less of a problem here than in hard-water regions. A softener usually isn't needed on Greenville Water, despite what some sales pitches say. Two things still matter:

  • Anode rods still wear out. The sacrificial anode protects the tank from corrosion. Checking it every few years and replacing it when it's eaten away can add years to a tank.
  • Sediment still collects, just more slowly. Flushing a few gallons from the drain valve once a year keeps rumbling and efficiency loss down.

Greer CPW customers: CPW draws on surface reservoirs too, but check its annual water quality report for your hardness.

Gas or electric?

Considering tankless instead? See our tankless water heater guide. Natural gas in most of Greenville County comes from Piedmont Natural Gas; in parts of Greer, Greer CPW supplies gas. If you have gas, a gas tank usually heats faster and recovers sooner. If you're replacing an electric tank, staying electric is the simplest swap. Switching fuel types means new gas piping and venting, and a permit.

When a replacement needs a permit

The City of Mauldin requires a permit before a water heater is replaced. Greenville County's residential plumbing permit forms list water heaters among the fixtures they cover, which applies in unincorporated areas like Taylors, Wade Hampton, Berea and Five Forks. Other cities have their own building departments; ask your plumber whether a permit is needed at your address and whether it's in the price. Part repairs generally don't need one.

Tax credits in 2026

The federal 25C Energy Efficient Home Improvement Credit, which covered some efficient water heaters and heat-pump models, ended for equipment placed in service after December 31, 2025. Treat any 2026 quote that leans on that credit with caution, and check IRS guidance or a tax professional for your situation.

Questions to ask before you say yes

  • Is the tank itself leaking, or a fitting or valve? Can you show me?
  • What's the price to repair it, and what's the price to replace it?
  • How old is the tank, going by the serial number?
  • If replacing: same size and fuel? Does the price include the permit, the expansion tank (if needed), the connectors, and haul-away of the old tank?
  • What warranty comes with the repair or the new unit?

Where this comes up most

Water heater replacements cluster where builder tanks from the 2010s are aging out: Fountain Inn, Greer, and Five Forks and Simpsonville. In Mauldin, remember the city permit. Older homes in Taylors and Wade Hampton are often on their third or fourth tank, sometimes in tight crawlspace or closet spots that affect the replacement price.

Water heater questions

Is it worth repairing a 10-year-old water heater?

If the tank is dry and the problem is a part (element, thermostat, thermocouple, igniter), a repair can still be worth it. If the tank is leaking, or rust is coming out with the hot water, replace it. Ask the plumber to price both.

How long do water heaters last in the Greenville area?

Tank heaters typically last about 8–12 years. Greenville's soft water means less scale than in hard-water areas, but anode rods and sediment still decide how long a tank lasts. Tankless units can last longer with maintenance.

How do I tell my water heater's age from the serial number?

Most brands encode the manufacture date in the first characters of the serial number, often a month letter plus a two-digit year, or a year-and-week code. Search your brand with "serial number date" if it isn't clear.

Why is my water heater's relief valve leaking?

Either the tank is reaching too high a pressure or temperature, the valve itself has failed, or the house's expansion tank is missing or waterlogged. It's a safety device, so have a plumber check it soon rather than plugging it.

Do I need a water softener for my water heater in Greenville?

Usually not on Greenville Water, which reports hardness around 5–7 mg/L, soft by its own scale. Annual flushing and checking the anode rod do more for tank life here.

Can I replace my water heater myself?

Gas connections, venting, relief valve piping and permits make it a job for a licensed plumber in most cases, and some cities, like Mauldin, require a permit for a replacement. A mistake with gas or venting can be dangerous.
